House Rules

Casa Tierra is designed as a peaceful, boutique retreat. We ask all guests to help preserve the calm atmosphere of the property.

Registered Guests

Only guests listed on the reservation may stay overnight. Additional visitors must be approved in advance by the owners.

Quiet Hours

Quiet hours are observed from 10:00 PM to 7:00 AM.
We ask all guests to be mindful of sound levels at all times.

Gatherings & Events

Casa Tierra does not permit parties or events within individual suites.

However, guests who wish to reserve all three suites for a private gathering may inquire in advance. Such arrangements must be negotiated directly with the owners and confirmed in writing prior to arrival.

Non-Smoking Property

Casa Tierra is a non-smoking property. Smoking is not permitted anywhere on the premises.

Check-In / Check-Out

Check-in: 3:00 PM or later
Check-out: 10:00 AM

Late departures must be arranged in advance and may incur additional charges.

Pets

Pets are not permitted.

Care of the Property

Guests are responsible for maintaining the condition of the suite during their stay. Any damage beyond normal wear and tear must be reported promptly and may result in charges against the security deposit.

Booking & Payment Policy

Reservation Deposit

For reservations made more than seven (7) days before check-in, 50% of the total reservation amount is required to confirm the booking.
For reservations made within seven (7) days of check-in, the full booking amount is required at the time of reservation.

Balance Payment

For standard reservations made through the Casa Tierra website, the remaining balance is due upon arrival.

Guests interested in monthly or long-term stays must contact the owners directly to arrange terms. Extended stays are not confirmed solely through the online booking system and require separate written agreement.

Security Deposit

A $250 security deposit is required for all reservations.

The deposit is held until a successful manager inspection is completed following check-out.

If damages are identified, repair costs will be deducted from the deposit. The remaining balance of the deposit will be returned within 7–10 business days after the check-out inspection.

Cancellation Policy

We understand that travel plans can change. Our cancellation policy is structured to balance flexibility with the reservation commitments of a boutique property.

30+ days before check-in: Full refund
7–29 days before check-in: 50% refund
0–7 days before check-in: No refund

No refunds are provided for early departures or unused nights.

Extended Stay Housekeeping

For stays of one month or longer, professional housekeeping service is included in the monthly rate. Service schedule will be arranged with guests directly.
